Ms. Calligaro owns and manages a few rental houses.
This rental house had a leaky boot around the electrical weather head at the front corner of the house of which we fixed a month earlier.
The resulting water damage on the paneled walls needed to be addressed next after we waited to make sure the leak was plugged.
The water damage extended away from the inside corner 16' to the left and 12' to the right.
I removed the wall and window trim and lost only one piece.
I stripped the walls of the water damaged paneling and exposed the inner wall.
Most of the insulation was intact and the 2x4's were in good shape.
Surprisingly, there weren't any traces of termite what so ever considering the roof was leaking for over a year.
I used two baffles of insulation to replace the damaged insulation and then I
was ready to cover it up.
At Ms. Calligaro's request to be the most cost efficient, I used tempered hard board for a sub surface and covered over it with
mdf paneling.
The recycled trim was rehung, only having to purchase only one piece.
Being that the living room and the kitchen was one long room,
I thought the wood paneling in just the living room area looked good for it created seperation between the kitchen and living room.
The tenant wasn't happy about it and wanted everything painted.
So that the new wall would match the rest of the house, I caulked and painted the new wall covering it with 2 coats of primer/sealer and
2 coats of paint.
