Things that you need to know:
1. The Home Design service is just another service that we offer to the general public. It is separate to and by itself. It by no means obligates the client to employ or use me as the contractual builders or nor does it entitles me to any portion or phase of the building aspect of any construction job associated with it. I am more than happy to have been of service as a home designer/modelers to the clients in assisting them in their design endeavors. I recommend taking your designs to your favorite general contractor or builder for the construction phase of the build.
2. I just do 2D/3D home design models,
I am not a certified architects or engineer. The models are drawn to comply with building codes to the best of my limited abilities as non-licensed professionals. Building plans and designs that are created by me and/or any design changes and modifications to approved plans must be submitted to a qualified architect, engineer, or builder for their stamped approval before any building of any or all modifications should begin.
3. REHIAR endeavors to make the best house plans modeled by 2D/3D software. The models are intended solely for demonstrative and illustrative purposes to assist the client with their decision making. I make no representation to having special knowledge about structural integrity that's needed for construction. The final product is as is, with no guarantees that the final product represents the homeowners or builders intent.
4. These models should be verified to ensure that they are structurally safe and accurate for construction. I make no warranty that these models comply with any building codes, even if they are approved for permit and/or stamped by an architect or structural engineer. I have absolutely no connection or affiliation with the construction of the project and cannot make sure that it is built to necessary standards and local building codes. Details given in the models don't constitute the full set of details required to construct this project.
5. All work is done under a retainer unless otherwise specified, and the designer's wage is deducted from that retainer on an hourly basis. All design work is logged on a computer timer file and saved in that client's folder file. Other wages and expenses for work done in the field is also logged and deducted from that retainer. Work is carried forward to the degree of the client's expectations upon set agreement until the retainer is fully absorbed by the amount of work done after which a another retainer must be acquired by us from the client to carry the design work forward. Remember, the more detail you want in a design, the more it will cost- but the better the design will be in function and planning.
6. No aspect of the design work will be released to the client until full payment of all services is made at which at that time all design work done will then be released and turned over into the client's possession. All documents created by REHIAR is copyrighted by Robert Elmes Home Improvement and Repair. When final payment is satisfied, at that time the copyright of these documents will be transferred over to the builder/homeowner.
7. Objects (furniture, fancy doors, fancy window, etc.) and items contained within the software and used in the designs are only meant to be used as symbols of close approximates. There are so many custom designed materials and items on the open market, getting an exact replica is probable, but highly unlikely. Some manufacturers such as Benjamin Moore Paints™, Mohawk Carpets™, Eldarado Stone Products™, and others have item specific objects downloaded into the software. It is highly recommended that the builder/general contractor submit the exact items and materials to be used to the owners for their approval.
