
One of the home rentals that Mr. Villarejos manages had a water leak that stemmed from the toilet and the spa bath that went unchecked for several years, thus rotting out the tongue and groove floor underneath the laminate flooring. Our foot almost went through the floor by the tub and the stool rocked where it sat.
We pulled up the vinyl floor covering (of which the glue had let go years ago- which made it easy) to get to the damaged floor boards. To help keep labor and material costs to a minimum for the owners, we cut out only the rotted portions of floor boards and replaced them with 3/4" plywood, instead of tearing out and rebuilding the entire floor. We also had to frame additional mini-floor joists for support underneath the new plywood.

After we pulled the stool, we discovered that the floor had a big 9"
hole that allowed the entire mounting flange to pass through. This, in
effect, didn't allow for the flange to be screwed to the floor for
stability and allowed the entire toilet assembly to rock. The 4" waste
pipe was just hanging from the bottom of the stool with the wax ring
wallowed out causing it to leak. So we cut the 4" pipe, put in floor
joists, replaced the floor, cut a 4 1/2" hole, glued in new pipe,
bolted in a flush mount toilet flange, added a new wax ring, and then
reset the stool.
We then focused on the water leak coming from the spa tub. The spa
tub's water leak was due to the diverter valve that's between the hot
and cold valves leaking underneath the valve assembly inside the tub's
enclosure. We at first thought that we were going to have to change out
the entire spa tub faucet assembly due to the age of tub, but
fortunately, two $0.50 o-rings stopped the valve leak all together.

Before the new vinyl flooring or whatever new flooring he decided upon
could be installed by Mr. Villarejos, we screwed down a new 1/4"
subfloor for smoothness and to cover up some exposed nails that were
poking through the old vinyl flooring. We trimmed down all the bathroom doors and reset the tub's enclosure cover. Everything was sealed with tub and tile caulk.
The rest of the flooring job was
to be bought and installed by the manager of this rental unit.
